What affects the build time of a timber frame house?

The total construction time for a timber frame house is influenced by factors such as design complexity, site conditions, planning approval, and the level of off-site prefabrication.

After the timber frame shell is complete, the remainder of the build follows a similar process to other construction methods. This includes first-fix services, insulation, plasterboarding, second-fix carpentry, and final finishes.

This phase typically takes three to five months, depending on the level of finish, contractor availability, and any bespoke elements. 

While this part of the build isn’t exclusive to timber frame, the earlier weatherproofing achieved with timber frame helps reduce delays and maintain momentum.

In total, a timber frame house can often be completed in six to nine months from the start of groundworks to final completion. In comparison, traditional brick-and-block construction may take nine to 12 months or longer, particularly if weather conditions cause delays.
