Modern methods of construction (MMC) have increased in popularity in the UK as more and more construction companies and self-builders have recognised their value in delivering high-quality properties quickly and efficiently. 

But what are the advantages of taking this approach if you’re building your own home? And how can you use MMC to your advantage for your project? Let’s begin by looking at the main advantages to this way of building. 

Cost

Often when MMC are discussed in relation to lowering building costs, the savings stem from being able to produce the components of multiple properties off-site. Of course, if you’re self-building your own home, you aren’t going to need more than one of any part of a property. But that doesn’t mean MMC can’t save you money. 

The key is not to focus only on the materials costs, but to also factor in the building and labour costs. The reason being that often MMC will make the process of building your home quicker, even if you have to pay a bit more for the components to be produced. 

You also need to think about the lifetime cost of your property. If you are intending to live in it for decades to come, you may decide that it’s worth spending a bit more upfront for a more eco-friendly and sustainable build if this saves you energy in the long term. 

Speed of construction

This is where MMC come into their own. If you opt for a modular home – which means one where the main components of the building are produced in a factory to then be assembled on your site – you can considerably shorten your build time. 

Construction of modular homes, provided that all the relevant planning permission and building regulations are organised ahead of work starting, can be as short as three to four months from design to build. 

By contrast, using traditional building methods will typically take nine to ten months as a minimum. You will need to speak to your timber frame supplier to find out a precise timeline for your project, but it is likely to be far quicker to get the main structure of your new home built than if you use more traditional methods. 

According to the Structural Timber Association, using a timber frame system of construction can cut build times by up to eight weeks compared to other methods. What’s more, the components produced in factories are very reliable because of the quality control processes associated with their manufacture. 

Sustainability

Timber has the lowest embodied carbon of any building material currently used in mainstream construction. Provided the timber used for construction comes from a sustainably managed forest, it can sequester carbon that would otherwise be released into the atmosphere.

Earlier in 2025, the UK government announced its plans to boost the use of timber in the construction of homes in the country because of its sustainability criteria. As a self-builder, this could mean that the price of UK sourced timber is attractive, because of the support the government is giving the industry. 

In the UK, there are two main schemes that certify sustainable timber – the Forest Stewardship Council (FSC) and the Programme for the Endorsement of Forest Certification (PEFC). 

What’s more, timber is a naturally insulating building material. One of the main benefits of this material is that it reduces heat transfer. That means your property will have a more consistent temperature regardless of the weather conditions. 

Improved wellbeing

There is a range of evidence that shows that buildings made from wood have benefits on our physical and mental wellbeing. For example, studies have indicated that using wood as a building material can improve indoor air quality. There is also evidence that using wood with “warm” colours can help calm people in that environment. 

Given how much time we spend indoors in the modern world, it’s essential that our homes support our health and wellbeing as much as possible. If you’re self-building your own property, you have more control over this than most.
